The house

The house is situated at the centre of the village a stone’s throw away from the shops. The south-facing 4 meter wide patio doors overlook a very large private garden in which tenants can park 2 cars or more.
Ground floor: shower room, separate toilet, one double bedroom, a 50 m2 open-plan living space with kitchen, sitting and dining areas.
First floor: three double bedrooms, bathroom, separate toilet.
The gas central heating and double glazing make the house ideal for holidays in the colder seasons as well as during summer. The open-plan living space, the bathrooms and the toilets are tiled, the bedrooms are carpeted.
The garden is private and surrounded by walls which makes this holiday rental ideal for families.

St Just-Luzac is a 5 minutes walk away from marshes ideal for bird watching, walking and cycling. The village is 6 km away from the beach of Marennes, an artificial sea-water lake by the sea, ideal for children and swimming, and 15 km away from “la Côte Sauvage” (long sandy beaches) and the Ile d’Oléron famous for its villages, beaches and picturesque ports. There are also many historical places, and pretty towns/villages to visit in the area. La Rochelle is 60 km away .
The village of St Just-Luzac is very pretty and quite typical for the area: white or stone houses with pale-coloured shutters. It has several shops: two bakers, a grocery, a butcher, a chemist, a café/newsagent and an excellent restaurant.
Marennes, the nearest town 4 km away, has shops, supermarkets, restaurants and local produce markets twice a week.
The region of Marennes-Oléron is famous for its seafood and especially its delicious oysters.

Rental

Prices per week

From October to March: 350 euros (plus heating).
From april to June: 400 euros (plus heating in April)
First two weeks in July : 650 euros.
Second two weeks of July and in August : 850 euros.
September : 400 euros.

Discount for stays of 2 weeks or more

From 17 July to 14 August 2010: minimum rental period of 14 days.
October-March: long lets available on request at a negotiable rate.

Extras

Linen (bath towels & bed sheets) : 10 euros per person.
Heating & electricity from October to April : 40-80 euros per week (the gas meter will be read at arrival and departure to calculate extra consumption).
Cleaner at the end of stay: 40 euros
Wood for fireplace: 30 euros per week.
Pets: 15 euros per pet.

Payments and deposit

25% of the full amount upon booking by GBP cheque or in euros by money transfer to a French bank account.
Full remaining amount of rental to be paid in euros upon arrival.
We require a security deposit of 150 Euros (£100 in cheque in GBP) which will be returned at the end of the stay if there has been no damage and the house has been cleaned. Tenants who do not wish to clean the house themselves can let us know in advance and add 40 euros to the rent for a cleaner to come at the end of their stay.

Arrival & departure

Arrival (changeover) day: Saturdays or Sundays (to beat the traffic) in July and August.
Negotiable during the rest of the year.
